Here are a few tips: 

1. Down payments vary by loan program. An FHA loan is usually around 3.5% - 5%, VA Loans can be as low as zero down and conventioinal hover between 5% - 20%. 

2. Mortgage lengths run at 15 years, 20 years, & 30 years. 

3. Principal & Interest (P&I) is just that, the loan amount plus interest. 

4. Property Taxes varies by municipality but ranges between ~.75% and 1.2% a year in the Triangle Region of North Carolina. 

5. There are two ratios under the qualifying information and they are set pretty low. The first ratio or (front end ratio) is usually 25%-30% but the second ratio (back end ratio) is normally as high as 45% - 50%. We recommend you set it high as it will drastically change what you can afford.
